Mr. Tanaka is the President/Owner of Aloha Hospitality Consulting LLC, and Managing Partner of American Pacific Hotels LLC. Over the last 40 years Mr. Tanaka has been involved with the development, conversion, sales and management of over 45 projects and management companies.

In 2001 he formed Aloha Hospitality Consulting, whose clients include the MGM Grand Residences and The Cosmopolitan in Las Vegas, Trump International Hotel & Tower Waikiki Beach Walk, The Ritz Carlton Residences Waikiki Beach and Aqua Hotels and Resorts.In 2006 he partnered with a local developer to acquire and convert The Regency on Beachwalk, an upscale, boutique condo hotel.

In 2006 he acquired the Island Colony Hotel rental program and implemented a renovation and reposition plan that resulted in a 62% increase in room rates. From 1990 to 2000 Mr. Tanaka was a founding executive of Marc Hotels & Resorts where he served as general manager of various hotels, and then as senior vice president of operations and development.

Perhaps the least understood but the most influential in a successful condo hotel sales environment is our Rental Program Owner Services, through which we provide information on the rental program to future condo hotel owners.
Development of historical hotel statistics and other factual information packaged in a meaningful format.
Development of an FAQ (Frequently Asked Questions) document along with other rental collateral including information on the program operator (if available).
Answering via phone, email, and letters, all rental program questions related to rental structure, use rights, and the financial responsibility of the repair/maintenance and upkeep of the condo units.
Given the right location, product and pricing, the common thread of all successful condo hotels is the orchestration of the development, construction, real estate sales and marketing, and rental management.
It is the fusion of asset development with condo hotel operations.
To achieve our clients' goals we coordinate with the Developer, and its consultants and advisors, in the orchestration to open the condo hotel project.
We are one of the few companies experienced in producing results regardless of market conditions.
Well planned condo hotels take into consideration use, rental performance, and maintenance of units to be bought by the consumer, in addition to real estate driven incentives.
Overlaid on top are the business goals of the developer and the rental operator.
We are adept at carving out condo apartment units; both residences and commercial applications are considered in conjunction with project architects.
We understand the correlation of the mapping process with the project documentation, including the CC&Rs, hotel license areas, front desk and unit maintenance agreements, all of which influence the condominium association and licensed area budgeting process.
Perhaps the most sensitive orchestration is played out in the budget development process.
How should costs be allocated between the homeowners' association and the other invested parties with respect to the licensed areas and rental program?
We work through this process by first establishing the developer's goals and mission statement, which, while it may be primarily motivated by the bottom line, also includes other incentives such as political, environmental, and/or other related project issues (happy buyers invest at other projects).
